Let us brief you on some of the most important things about renting an apartment in this city.
The prices for a furnished apartment range between 40-70.000 HUF for a studio, 50-100.000 HUF for a living room +1 bedroom apartment and 70-150.000 HUF for a living room + 2 bedrooms apartment.
Most of the apts are furnished and some of them are fully equipped. Most apartment owners ask for 2 months fee as a security deposit and the 1st month of rental fee at the time of signing the contract. (In case you have not done any damage to the apartment and have paid all your utility bills at the time of leaving you will get your deposit back at the end of your renting period.) You will have to pay the rental fee in advance every month usually at the beginning of the month. In addition you have to calculate with the overhead costs like common cost, electricity, water and heating, in most cases after the period every month, when the owners get the bills from the supplier. The common cost is between 5-15.000 HUF/month, which includes the maintenance and cleaning of the building and the garbage for example. Water and electricity cost is as much as you use, these costs are usually around 5- 10.000 HUF. Out of these costs the heating bill is the one that can vary the most, it ranges between 5-30.000 HUF/per month in winter time, depending on the heating system and size of the apartment. In most of the fl ats there is cable TV and internet connection, however, you have to make your own contract for the service. It costs about 3-10.000 Huf/month. Our services to you are at no charge.

You are responsible to submit your visa request to immigration services in time however your Ingatlan Café agent will advise you as to what papers you will need. Also he/she will make sure the owners sign all required documents.
Living by the rules...
Before you start your experiance as university student you have to deal with some official jobs at immigration office.
Students from EU countries and EEA are obliged to declare their address within 15 days after the arrival. If you are an EU or EEA citizen, you need the following: School certificate for 1-6 year students, hungarian bank account,rental contract, health insurance, procedural fee of 1500 HUF payable in deed stamps, which you can buy at post offi ces, two passport-size photos, application form, passport / ID copy.
Non-EU Students have to arrive with a “D5” student visa wich is valid for 365 days. In this case you have to declare your address at the Police within 15 days after your arrival. You also need certificates proving that you
are able to cover your expenses in Hungary. You need Bank receipt showing you have enough (for your cost of living) hard currency on your account. Make sure it is not a HUF account! You should exchange some USD into HUF. The receipts should bear your name. You need a declaration of address signed by the owner of the fl at, a document proving that your landlord is the owner of the flat. The document should not be older than 30 days. Procedural fee of 5000 HUF payable in deed stamps.
The tenant has the liability to pay rent until the end of the contract (usually a minimum term is included). If for any reasons he/she needs to move out early the deposit will stay at the owner.
Once the check-out has been conducted, the property has been cleaned to a satisfactory standard the deposit will be returned to you, less any deductions like unpaid utilities, rent or damages to the apartment.
If the contract is for an indefinate term the lease does not have to be renewed. If the contract is for a definite term you should inform the owner 30 days prior to the end of the lease your intentions to extend the term.
